How Long Do Epoxy & Polyaspartic Floors Last?

It is the question every homeowner asks before investing in a floor: how long will it last? The honest answer ranges from "about a year" to "20+ years" — and the difference is almost entirely about how it was installed.

The short answer

A professionally installed epoxy-flake or polyaspartic system — diamond-ground, crack-repaired, and built up in proper coats — routinely lasts 15 to 20+ years in a residential garage, often longer with light use.

What shortens a floor's life

  • Skipped prep. Acid-etching instead of grinding is the #1 reason floors peel early.
  • Thin, single-coat systems. DIY kits wear through fast.
  • Moisture. An untreated slab that wicks moisture pushes coatings off.
  • UV on standard epoxy. It ambers (yellows) over time — which is why we topcoat with UV-stable polyaspartic.

What extends it

Mechanical grinding, a polyaspartic topcoat, and a little routine care (see our guide on cleaning and maintaining your floor). Do those, and the floor will likely outlast your interest in the car parked on it.
